Investing in Amsterdam Science Park

Amsterdam Science Park is home to an impressive range of science-related companies, institutions and educational facilities – that’s what makes it such an exciting place to be. Right now, we still have 125,000 m2 of land available for development by organizations and companies that fit our selection profile. For suitable applicants, there are plots of all sizes. The adopted zoning plan (2013) means that permits can be fast-tracked.. AMS-IX certified, reliable, neutral and environmentally friendly.

Selection profile and conditions

Amsterdam Science Park is a base for knowledge-intensive organizations and companies. We welcome those that strengthen or supplement the existing knowledge institutions of the University of Amsterdam and the Netherlands Organization for Scientific Research (NWO). These two organizations, which own most of the park’s land, consult on applicant assessment and make the final selection decisions.

Building height

Based on the current master plan, as developed by Cees Christiaanse’s office KCAP on behalf of the City of Amsterdam, the minimum building height is 16 – 25m. Buildings up to 72m high are permitted in some parts of the park.

The land price is fixed and determined by the city council. Land is issued only on a so-called continuous ground lease (50 years).

In-building parking is possible only to a limited extent. There are central (paid) parking spaces on the site. Plans can accommodate loading and unloading, however the park is not a suitable location for logistics and production companies. Exceptions can be made for very limited production quantities, as in the case of a test batch.

Plot allocation

The city council, together with the University of Amsterdam and in consultation with interested parties, decides which plot a building will occupy.

Amsterdam Science Park is a visually impressive location and maintains a high architectural standard. The park supervisor assesses all planned buildings during the design phase. Urban planning also forms a part of the supervisor’s consultation.

Sustainability is of paramount importance to Amsterdam Science Park. Energy-efficient and sustainable buildings are strongly preferred.

Within these frameworks, much is possible following consultation. We are open to developing an exciting and extraordinary location together with the top companies that share our ambition and progressive architecture that reflects our aspirations.
